Valuations are typically more conservative than appraisals since banks are concerned with how the property can secure a mortgage, instead of what a buyer will pay for a home or investment property.

Rental yield is a percentage of its purchase price and the valuation price. Capital growth is the increase in value that can be a catalyst for creating wealth.
